614-foot, 45-story postmodern office building completed in 1985. Designed by Skidmore, Owings & Merrill, it is clad in a curtain wall of green glass and aluminum mullions. The official name of the building includes a ® character, making it Tower 49®.

Tower 49® is set back from East 48th & 49th Streets with a public plaza on both sides. The street frontages are offset by about the width of an NYC brownstone lot on both sides, with the south side shifted more to the west. To address this design challenge, the architects came up with a "simple crystalline form" of two chamfer-cornered masses joined by the narrower central service core. The ground floor on both sides (with clear glass walls) is recessed, with round stainless-steel columns supporting the upper floors.

The building is home to the Saks Fifth Avenue corporate offices as well as the Major League Baseball Players Association among other notable tenants. Wachovia Bank formerly had offices here.
