396 & 398 West Broadway

Joined 3-story buildings. 396 was originally built around 1820 as a Federal-era dwelling. Its front wall was rebuilt when West Broadway was widened in1870, and it was converted to a factory and stable shortly afterward. By 1878, the building was occupied by a piano factory; in 1892, it was a box factory. From 1902 through 1941, it was a warehouse for the storage of rags and paper. It has four windows on the 2nd floor, and three on the top floor, all now painted grey. The ground floor is occupied by Bonpoint boutique.

398 West Broadway was also originally a dwelling, with four floors, built around 1829. Its upper floors, with three windows each, were converted from residential to commercial in 1917. The fourth floor was removed sometime between 1940 and 1960. Both buildings' upper floors were converted to apartments and joined internally in the late 20th century. The first floor, which was occupied by a series of galleries and boutiques in the 1970s and 80s, is now occupied by Laduree French restaurant. The facade is pained pale green.
