A 101,081 sq.m. parcel of land situated in Fort Bonifacio, City of Taguig, Metro Manila.

On January 28, 2005, Memorandum Order No. 159 of the Malacañang Palace, Republic of the Philippines, by the virtue of Memorandum Order No. 448 dated 09 October 1997, a Negotiating Panel was created to settle the ownership issue on the ten hectare US diplomatic and consular area in Fort Bonifacio and the establishment of lease arrangements over the same property for US diplomatic and consular housing.

On February 10, 2009, Her Excellency, President Gloria Macapagal-Arroyo, duly signed and approved Proclamation No. 1725, declaring certain parcels of land as alienable and disposable identified as the Diplomatic and Consular Area situated in Fort Bonifacio, Taguig, Metro Manila, island of Luzon and transferring to the Bases
Conversion and Development Authority (BCDA) the administration thereof.

The area covered by the said proclamation shall be under the administrative jurisdiction, supervision and control of the Bases Conversion and Development Authority (BCDA), which shall be responsible in maintaining the usefulness of the area.

The development of the subject property through BCDA should be in accordance with the Terms of Reference to be formulated by the GRP Negotiating Panel pursuant to Memorandum Order Nos. 159 and 167 s.2005.

On a disclosure to the Philippine Stock Exchange dated 7 September 2010, Filinvest Land, Inc. stated that Filinvest Land, Inc. (FLI), in consortium with Filinvest Alabang, Inc. (FAI), submitted to the Bases Conversion and Development Authority an unsolicited proposal on 6 September 2010 to develop the 101,181 square meter Diplomatic and Consular Area in Fort Bonifacio, Taguig City. The FLI-FAI consortium proposes to put up a mixed-use type of development on the property.

As with other unsolicited proposals for the development of a BCDA-controlled property (or other government owned or controlled property for that matter), the lot may be opened for a "Swiss Challenge" wherein other developers may submit their own bid to match or exceed the proposal of the original proponent, wherein the original proponent is given a right to submit a counter-proposal to match or better the best bid which comes out of the Swiss Challenge process.

  • I hope the local government would focus on improving the road since this is more important and significant to the lives of the residents rather than prioritizing the improvement of the basketball court which is mainly of entertainment value. Three elections have already passed and each time, candidates promise have the road cemented but up to now this is a promise that local residents do not know if it will even be realized. Our councilor in fact promised that by January 2008, the road will be cemented. It is already the last week of October and we still do not see any signs that this will happen soon. Our children have to go to school passing through the mud during the rainy season and our vehicles our tormented by the rough road while we see condominiums and beautiful roads rising each day just across us.
  • --In the 2 decades of my stay here, the rough road has always been the primary label of Consular Area. I don't think our government officials can really prioritize improving the road simply because up until this time, no one knows for sure if this place belongs to Makati as a part of Post Proper Southside or of Western Bicutan.
  • i lived @ Consular Area @ the age 6 now am 60th yrs old long time that they are tlking who supposed to developed the pl but it seem was not happened the Area looks like a squattered area now the conset houses was not there anymore while the high rising hotels/condo was so modern across.i love the pl we live in one of the conset house but now i can't imaging a neglected Area.hope ur gov't should do something to improve it..
  • If I were in the government side this is the best place to build an example of urban poor housing project since it is located in the prime business lot of taguig city. Removing the people who stayed their for many years is not the solution to the urbanization of taguig. The best way to do is give them the lot to build a model mass housing for the poor to show that we are really sincere in our mission to elevate poverty. Industrialization is good for the government but there will be time that it will be useless since there were no people or consumers especially this low income families to go to this establishment if they were located at the country side. Urbanization and industrialization should go with demography and not only for private entities.
  • Grew up in this wonderful part of Makati now known as Taguig. I reside overseas now - Consular Area truly has a special place in my heart. It will be a shame to see another high and medium density development without proper planning and vision. I hope the government and the developer will have the vision and conviction to create a wonderful place to live for ALL and not just the high end of the market.
  • -but unfortunately the end portion of the consular including the basketball court was encroached by the BCDA and sold to megaworld or now west McKinley.. i hope and pray that the American embassy would know about this..and by wednesday august 1,2012 there will be a demolition hope no harrasment..no bloodshed..
