A major mixed-use development completed in 2008, consisting of shops, offices, car parking facilities and apartments. A divisive project since conception, their have been worries about what impact it will have on trade and business elsewhere in the city centre and beyond, as well as its environmental impact, despite having won the 2008 BREEAM Retail Award for Sustainable Design. The complex was designed by Chapman Taylor Architects.

The complex was constructed by a joint partnership between Hammerson and Land Securities, responsible for other major retail developments in the UK such as the Bullring Shopping Centre in Birmingham, at a cost of £500 million. It hosts 131 shops, with two department stores (House of Fraser and Harvey Nichols), spread over four levels. There are 2,500 car parking spaces and 30 motorcycle spaces. The development also features some 250 apartments, managed by MCD Developments.

The elements of the scheme include two new public spaces linked by three pedestrianised, covered streets. Above the Harvey Nichols store is an apartment tower. A multi-storey car park providing the majority of the parking spaces is situated separate to the development although is linked by a pedestrian bridge, crossing the main road between them.
