The land area known as Parcel "Y" is south of 19th Street, between 2nd and 3rd Avenues. This was formerly the site of the Gathercole Building, built in 1931 and first known as Saskatoon Technical Institute. It served first as a high school and later the public school board head office. It was demolished in 2004. Prior to that, the land was the site of the house of James Clinkskill, Saskatoon's first mayor. As well, Saskatoon's first Chinatown emerged along this block in the 1920s.

Since the demolition of the Gathercole Buidling, it has been the site of a long-awaited hotel/condo/office complex. The original concept plan, created by Lake Placid Developments of Calgary and approved by city council, was to include a residential condo tower, hotel, and commercial buildings with a riverfront restaurant.

However, the Lake Placid could not secure financing by the deadline of October 30, 2009. The land was reverted back to the city's ownership. Lake Placid stated that it would have financing in place soon, but the city was set to re-open the bidding process. However in March 2010, a local real estate developer, Victory Majors Investments Corp, agreed to finance the project. The Marriot hotel chain also expressed interest in the project. City council decided in April 2010 to move forward, giving Lake Placid until November 1, 2010 to prove it had the financing to complete the project to grade level.

Eventually, Lake Placid once again failed to secure the financing for the project, but was bought out by its partner, Victory Majors. In mid-November, VMIC presented proof of financing and the city approved the project.

In August 2011, Victory Majors unveiled changes to the design of the buildings and plaza. Two other partners joined the development, Saskatoon-based Tonko Realty Advisors Ltd. and Cavalier Enterprises Ltd.

Work on the underground parking lot, and eventually the ALT hotel and condo (One River Landing) began in late 2016.

Work on the first office tower began in 2018. The third and tallest building, to be occupied by Nutrien, started construction in 2019.
