The Title Guarantee and Trust Company Building is a Zig Zag Moderne style highrise building on Pershing Square in Downtown Los Angeles that was built in 1930. The company was founded on October 28, 1895 by real estate entrepreneurs Edwin Sargent and Leslie C. Brand, developer of Glendale. The building was designed by the Parkinsons who also designed many Los Angeles landmarks, including Los Angeles City Hall and Bullocks Wilshire. Originally an office building, the structure was later converted into lofts. In 1984, the building was listed in the National Register of Historic Places.

Six paintings by Hugo Ballin decorate the lobby. The first panel shows a prehistoric scene at La Brea tar pits; the second is a depiction of during the Spanish and Mexican period; the third is the signing of the Treaty of Cahuenga; the fourth shows Lieutenant Ord conducting his 1849 survey of Los Angeles; the fifth shows the coming of the railroad; and the sixth shows the City of Los Angeles while the Title Guarantee Building was being constructed.
