West Side Marquis (New York City, New York)

USA / New Jersey / West New York / New York City, New York / West 95th Street, 70
high-rise, apartment building, 1968_construction, Modern (architecture)

300-foot, 27-story mid-century modern residential building completed in 1968. Designed by Kelly & Gruzen, it was formerly known as the West Side Manor Apartments. The tower portion is situated at the north end of the site, with a raised 1-story plaza along 95th Street, and a covered breezeway connects to the separate 1-story structure at the south end of the site along 94th Street.

The tower is clad in beige brick and concrete. At the west facade the ground floor has three bays of metal-and-glass storefronts facing the avenue. On either side are stairs leading up to raised plaza areas on the north and south. At the northwest corner of the north plaza is a 1-story structure of white brick with three bays on its north facade - the middle one having a roll-down metal door, and the other two having plate-glass windows. To its left, another set of stairs also accesses the plaza from the north, behind which is the tower's main entrance, through a breezeway. To the east of these stairs is another 1-story structure, this one below the level of the plaza, clad in beige brick with a stone band above its many vent openings and two service bays near the east end. At the far east end is an entrance/exit to the underground parking garage, and a long, narrower set of stairs up to the plaza level east of the tower.

The tower itself is organized by concrete piers and spandrels into nine bays on its wide north and south sides. On the north facade the westernmost bay, as well as the 3rd-5th bays from the west, and the 3rd bay from the east, have pairs of tripartite windows separated by black metal panels. The other four bays are recessed, with windows and French doors opening onto concrete balconies that extend to meet the rest of the facade, where they have glass railings, which replaced the original metal railings in 2019. The south facade has the same arrangement in reverse.

The four corners of the tower are notched, clad with concrete panels. The narrow east and west facades are brick with concrete floorplates. They have double-windows at the end bays and a center bay with short triple-windows. Due to the slope of the site, the south plaza recedes in height, merging with ground level near 94th Street. The 1-story south structure, also clad in brick and concrete, has three large service bay with roll-down metal doors on the west elevation. The south facade has a few opening filled by black metal panels, and a smaller service door with a roll-down metal gate at the east end.

The building contains 246 apartment units. The 1-story south building is occupied by Dwight Preschool.
