The old building (which sits along South William Street) was constructed between mid 1934 and 1935, it used to house a city hall (originally located at the northeastern corner of South Rath Avenue and West Loomis Street [building demolished on March 28, 1949]) until April 25, 2001 (relocated to 400 South Harrison Street and reopened on April 30, 2001), a fire station or "hose house" until late 1977 (relocated to 109 South Robert Street), and Department of Public Works from 1978 until August 16, 2004 (relocated to 975 1st Street). That building was demolished on August 23, 2004, few days after the condominium developers purchased that property for $850,000.

Construction of the luxury condominium buildings began in June 2005 by architect Jim Horman and Grand Rapids-based construction company McGraw Construction Inc., starting with Phase 1 building (located at 201 South William Street [corner of West Loomis and South William Streets]), it was completed in June 2006. While Phase 2 building (located at the corner of West Filer and South Robert Streets) was completed shortly thereafter in July 2006. Phase 3 building (located at the corner of West Filer and South William Streets) was completed in May of 2007 and the final Phase 4 building (located at the corner of West Loomis and South Robert Streets) was completed in June 2009. It was opened to the public around July 2009.

Each condominium building are over 75,000 ft² of area, 4½ stories high, and has 16 units (64 total), most with balconies. This residential area features a swimming pool in the middle of the four buildings, an owner’s clubhouse, and a 102-space underground parking lot. There are also a total of 62 outdoor parking spaces for the guests, it is located along West Filer Street (20 spaces), South Robert Street (20 spaces), and on the other side of that street next to West Shore Bank (22 spaces). Its leasing office is located at 208 South Robert Street.

One Ludington Place has an incredible view of Lake Michigan and Pere Marquette Lake on the second floor and above. You can even see the S.S. Badger coming to and from the docks! It is also just a walking distance to the beach and downtown Ludington.
