Building constructed in 1889 by the Independent Order of the Odd Fellows (Ludington branch chartered on May 4, 1871) as the IOOF Building (sometimes known as the Odd Fellows Temple or Odd Fellows Hall). It is a Richardsonian Romanesque-type building architecture. That particular design features an asymmetrical facade through two stories, distinguishing the first and second floor entrances. The merlons at the east and west ends of the main roofline are carved with the numbers "18" and "89" respectively, indicating the year of construction. The keystones of the second story arch are carved with F-L-T, the motto of the Odd Fellows, standing for "Friendship, Love, Truth." The tympanum of the second story displays a combination of stained glass windows and a sloped, recessed slate roof. This corresponds section to slate roof covering the eastern section merlon, creating the feel of a roofline. The peaked roofline featuring the three-ring symbol of the Odd Fellows was demolished (probably) around the 1950's. The interior of this building's first floor was renovated twice in April 1942 and in the mid 1960's (with T1-11 and cedar shake awning). In 2011, this entire building was renovated to restore the exterior of the building close to its original architecture, to reveal 1940's elements of the first floor commercial space (which is the historic Center Theatre and its relics), and to convert the second floor space into residential apartments.

The first floor of the building used to house a variety store Fisk & Co. (until c. 1912), grocery store Kroger Grocery & Baking Co. (c. 1920's-1932 [relocated to 122 W Ludington Ave.]), movie theaters Kozy Theatre (c. 1933 [originally located somewhere on S James St.]-April 5, 1942), Center Theatre (June 6, 1942-March 14, 1954 [the theater remained empty for five years except for the lobby]), teenage canteen Center Town (Christmas Day, December 25, 1959-1962), clothing store Griswold's (1962-March 31, 1967), teenage entertainment centers The Theater (c. mid 1968-c. late December 1968), Coffee House (January 23, 1969-late-April 1970), The Depot (May 1, 1970-September 21, 1970), sports shop Cook's Sport & Ski (October 23, 1970-c. 1979), variety store Zig's Bargain House (c. 1980-1984), military surplus store Dean's 4 in 1 (c. 1985-early 2010), art gallery centers Artists Market ([same space as A.M. Galleries] August 3, 2011 [originally located at 224 W Ludington Ave.]-c. mid-October 2011), and A.M. Galleries (c. August 1, 2011-December 4, 2014 [relocated to 310 W Ludington Ave.]); the second floor of the building served as the Independent Order of Odd Fellows or IOOF (Crystal Lodge No. 159) and International Association of Rebekah Assemblies (Rebekah Lodge No. 87) meeting lodges until around 1999. Today, the second floor has become a residential apartment, it contains two of them. Some of the relics from the historic IOOF and Rebekah lodges were retained and restored, in order to honor this building's history. So, this entire building is like a mini-museum! The current space is now a furniture store and mattress shop, opened in January 31, 2015 at 12pm by owner Zach Mitchell.
