In 2000, this 67-story, 844 ft (257 m) tower replaced an earlier 12-story hotel constructed in the 1960s and a 3-story landmark building at the north end of the property. The lower portion of the tower contains the Park Hyatt Hotel with condos on the upper floors.

The building also has retail space at street level and a parking garage. Although the address is on Michigan Avenue, the building has no frontage on Michigan as it it situated west of the Old Water Tower.
