3-story Federal-style mercantile loft building completed in 1824 as a 2.5-story house with a peaked roof. The oldest existing house in Tribeca, it was built for John B. Morton. The house is clad in red brick with a brownstone foundation (now mostly obscured by a loading platform added later). A 1907 alteration converted it to manufacturing lofts, with a full third floor and a concrete loading dock. The first floor has a window on the left, a central doorway, and another doorway on the right under a round-arch. The windows have brownstone sills and lintels, and the facade is topped by a black dentiled roof cornice with carved swag.
