229-foot, 16-story Beaux-Arts office building completed in 1908. Designed by Clinton & Russell for the Lawyers' Title Insurance & Trust Company, which was founded in 1887. The double-height ground floor is clad in light-colored granite, with three segmental-arches framed in black granite. The arches has modern replacement glass-and-metal infill. Above, there is a 3-story limestone colonnade with giant fluted columns supporting an extensively carved entablature and dentiled cornice. The walls recessed behind the columns have triple windows in each bay of the 2nd & 3rd floors, and are divided into four panes on the 4th floor. The spandrels between the 3rd & 4th floors also feature intricate carving, including lion heads in the center of each panel. At the base of the colonnade, there is a stone balustrade in each bay. The 5th floor is also clad in limestone, with ornate carvings on the piers that divide the facade into six evenly spaced windows. Above is another dentiled cornice and an intricately carved frieze.

The upper floors are clad in dark-red brick, with recessed square-headed windows with stone sills. At the 13th floor the center four bays have a projecting stone balcony, carried on scrolled brackets, with a stone balustrade. At the 14th floor, the shaft is capped by a dentiled band course, and terra-cotta cartouches highlight the tops of the outer piers. The top floors are clad in terra-cotta, with recessed windows, and a simple stone cornice above the 15th floor. The facade is crowned by a projecting metal roof cornice. The ground floor is occupied by a McDonald's, and New York Total Health.

An 11-story rear extension, stretching through the block to the alley on Liberty Place was completed a few years later, also designed by Clinton & Russell. It has a rusticated limestone ground floor that has been painted over at various times, and upper floors clad in dark reddish-brown brick. Piers divide the facade into three main bays of paired, slightly-recessed windows. Stone band courses runs across the 2nd and 8th floors. The roof line is crowned by a projecting, modillioned cornice.

The basement is occupied by Downtown Delivery Service.
