157-foot, 17-story Neo-Classical hotel originally completed in 1928 as a 15-story hotel called the Doral Park Avenue. Designed by Schwartz & Gross, it had a 17-story addition on the north side built in 1968 (although it has two additional floors, it rises to the same height at the roof line due to shorter floor-to-floor heights).
Both main facades are clad in beige brick above a 3-story rusticated limestone base. At the north addition, the base is four floors without rustication. The main entrance is in the center of the east facade, on the avenue, with a rounded black canvas canopy extending out over the sidewalk. There are two segmental-arched windows with black canvas awnings on either side. Above the ground floor, there are six bays of double-windows, wider at the north addition. The four southern bays have dark-grey stone spandrels with medallions between the 2nd & 3rd floors.
At the 11th floor of the original building there are large keystones topping the windows, supporting a cornice that sets off the 12th floor. The 12th-floor window are topped by round-arches with elaborate detail, including medallions. The 13th-14th floors has simple 2-story surrounds around the windows of the four southern bays, with dark-grey stone spandrels. A dentiled cornice sets off the top floor, and the end piers of the top three floors have quoins. At the roof line, there are stone balustrades between each pier.
The south facade on 38th Street mostly matches the east facade, but has two bays of narrow single-windows in addition to five bays of double-windows; the narrow bays flank the 2nd-from-eastern main bay, which has an entrance to the ground-floor restaurant. There is also a service entrance to the west. The other main difference from the east facade is that the bay with the restaurant entrance is slightly projected, and capped by a triangular pediment and two urns at the top of the base. The exposed parts of the west elevation are clad in beige brick with no openings.
The hotel was bought and renovated by Kimpton Hotels in 2004, and operated as the 70 Park Avenue Hotel until 2016, when it was sold to Iberostar, a chain of hotels mainly in Spain and North America. The hotel has 205 guest rooms. The restaurant on the ground floor is called the Doral Park Avenue, in homage to the hotel's original name.
