condominium, high-rise, 1988_construction, postmodern (architecture)
235-foot, 23-story Postmodern residential building completed in 1988. Designed by Costas Kondylis & Partners, it is clad in beige brick and glass above a 3-story limestone base with a red granite water table. The southeast corner is rounded, with curved windows. The base is rusticated, as is the brick framing the end bays on the upper floors. To the north of the corner bay, the east facade on Central Park West has five bays of tripartite windows with narrow, angled end panes. The middle three have dark-grey metal spandrels between floors, and similar, rounded spandrels wrap around the corner bay. The base is capped by a stone cornice. The 2-story main entrance is in the 2nd & 3rd bay from the north, with a revolving glass door under a rounded, grey canvas canopy extending out over the sidewalk. It is framed by two pairs of Doric columns resting on granite plinths, and carrying a rounded pediment at the 2nd floor, centered in which is a black marble roundel. The space around the doorway and columns has black metal infill, with windows with Art-Deco style grilles on the ground floor, and plate-glass windows across the 2nd floor, above and behind the pediment. The north bay has a secondary entrance with matching grilles, as does the bay to the south of the main entrance. Stone band courses run below the 11th, 12th, & 14th floors, and above the 15th floor begins a dizzying series of setbacks, rising to an elevator bulkhead and watertank enclosure that is faced with decorative windows. These upper floors have rounded windows at the north end bay, while each floor becomes progressively narrower at the south end with each setback; the south corner windows are also rounded.
The south facade on 88th Street spans seven bays of tripartite windows, plus the rounded corner bay at the east end. It follows the pattern established on the east facade. Four of the bays have secondary entrances at the ground floor. The west facade has window bays beginning at the 11th floor, with five bays of offset double-windows that begin reducing with the setbacks above the 15th floor, where the southwest corner also has rounded windows, until there is only a single bay at the top, just below the watertank enclosure. To the north of this wing is another section that is deeply recessed, with a bay of single-windows where the two sections join and a tripartite window bay at the north end, rising straight up to the roof line, giving the top of the building an L-shape.
The north-facing elevations have five bays of offset double-windows where it rises above the neighboring building at the 15th floor, then narrowing with each setback from the east. The north facing elevation of the southwest wing has a tripartite window and a double-window.
The building contains 36 condominium units.
