At one time this property was expected to become The Grand, a proposed shopping center that was announced in 2009 or so only for it to be delayed later that year. In early 2014 Simon Property Group, Inc. sold the land to Houston-based Parkside Capital who planed to develop the property under the name "Verde Parc" which would be similar (though not identical) to the original The Grand plan. In 2016, with the sale of 46 acres of the property to the University of Houston the property was renamed University Park.
Currently the only development of the property (over the past few years) has been the JCPenney (formerly of West Oaks Mall), Cinemark Katy 19 & XD, Grand Parkway Park & Ride (utilizes part of Cinemark's property), Red Robin, Slim Chickens, La Madeleine, and a Shell Gas Station that also features a Sonic Drive In & Churches Chicken.
