  • Hi Pooja, Adjacent to Subramany Bharathipuram layout (north of layout), ASI (Archaeological Survey of India) has identifed a area for research. First 10o meters surrounding the ASI is PROHIBITTED (No constrcution is allowed) area and the next 200 meters from the 100 meters deadline is RESTRCITED (should get NOC from ASI)Area. Beaware friends, even the DTCP ignores this ASI rules and may give approval for bulding construction with in the first 100 meters, it is illegal. There is a notice board from ASI Govt of India. 300 meters from this site there are restictions for constructions. Check asi.nic.in/minutes/Act_2010.pdf refer 20 A and 20 B.

  • There seems to be some discrepency in the naming of the layouts. Wikimapia shows two layouts -- [1] Subramania Bharathipuram and [2] Subramania Bharathi puram Part-1. The first name matches with the original name given by Leo Estates but the second promoted by Leo Estates is called Subramania Bharathi Puram Extension. In the case of the second layout where I have a plot, the overall shape of the layout in my drawing does not match with the map

  • It is really nice to see people are started connecting together, at present around 10 to 15 plot owners are connected and we wish to form a community, to develop our layout as gated community. Presently, I am living in Abu Dhabi but end of next month planed to move to Chennai. I have bought a plot at Subramaniya Barathypuram extensions at Oct 2008. I came to know there is an issue of ASI in recent years and that too our plots are not affected, but we need to get an NOC from ASI department. I have heard through my friends, if we get ASI approval within a year we need to start build our building otherwise that approval will became expire. I am not sure about this but please check this information from your side too. Regarding appreciation, our very nearest layouts are selling for Rs 2400 to 2600/Sqf. Due to this ASI restrictions our plots are asking for Rs 600. Its is really unacceptable. Recently one plot (very next to my plot) came for sale to me there selling price also the same Rs600, but I refused to take. I know few of the plot owners in our layout, I have a better option to improve our plot rates. instead of selling our plot for cheap rates. •we need to form a community or group •there is a road approach near to our plot, if you see this Google image you came to know. •the nearest farm land refer attachment is a government land, but one of our plot owners using the land as a agriculture purpose. •we need to talk with him and get some few square feet area to get connected with the nearest road approach. •then farm a road. I don't think to farm a road we need government approval. since its approved layout we can do that and I know few local people if any problem comes we can solve that. •another headache is graveyard. it is very next to out plot, we need to take a step to move that to other place or built a compound wall. this is option only we can talk to the government authority to built it or move it from the location. it's hard but we don't have that option. I know all of these will take minimum 2 to 3 lakhs, but I can't do it alone. If we can farm a community we can easily improve the appreciation of our land. or even we can farm a gated community. recently I have seen lot of people starts identify their plots and one house also recently built.
