  • Pathetic owners ! High court has cancelled the DTCP approval and these guys have gone to the Supreme court. Trying to get rid of their plots at the highest possible rates!!
  • The roads and parks are not handed over to the government. One person offered me to sell the place identified as a Park in the DTCP approval. Part of the layout was handed over by Adyar Gandhinagar society To Sipmson society. They in turn sub-divided the plots and sold without seeking re-approval. Some of the plot measurements are not correct. Lot of issues in this layout. Adyar Gandhi Nagar Scoiety messed it up and the officials there had made a lot o fmoney in the process. Now, even if you go and ask the society for a layout copy, they will refuse to give.
  • There is constant negative publicity to Gandhinagar plots due to competition from other villa builders around. There are issues in few survey numbers and by and large these plots are real value of money. ETA wing haven cost 62L for 1 ground, Jagannath meadows costs >1Cr for villa project with land less than a ground. No brainer people with interests in Artha, Arihant, Jagannath, AWHO, DLF, ETA, unitech around this layout would like to down play Gandhingar plots value for all reasons..
  • Raju is right, check the documents like any other property before investment..Yes for around 50L it is a solid deal..
  • I was about to pull the deal, and walked out at the end due to litigation issues. I was really disappointed.
  • I see this layout rates are undervalued due to other private plot developers. Unitech greenwood city plot cost 3600Rs/Sqft which is 86L, ETA wing haven karanai is 2800 Rs/Sqft which is 67L. The guideline value for gandhinagar is 2000Rs/Sqft. I see an upside of around 1000Rs/Sq. ft in the next 1.5 years once unitech, wing haven, jagannath meadows are all taken up where demand in this layout would hot through roof. It is artificially kept low by other developers by bad mouthing citing layout problem which doesn't exist.

  • The area is good. There is bad mouthing probably by vested interests. The area has potential to become popular may be in the years to come. many good projects are under construction in and around. DLF is already functional. we have to wait for infrastructure to develop, may be ready in a year or two If any ban by High Court, please share in the interest of larger public

I'm trying for d approval 2 start construction for d past 2 years, but the one or the other reason, approval is yet pending..First they said G.O regarding regularisation is pending, Now it seems one of the plot owners has filed a case and obtained a stay order to stop further approvals..   • It is told that CMDA is charging OSR gulidline charges
  • it is told that CMDA is charging 10% on guildline value for plan section
  • Is it mandatory to pay OSR (10%), even if the building plan is according to the limit and obey CMDA rules?

  • Is the 10% OSR is based on plot size or building area? Does the CMDA colloects the same % OSR for other approved layouts too?
  • As per some readings, 10% OSR on guideline value is based on plot area and is collected only for UNAPPROVED plots. This layout being sold under CMDA Regularization scheme approval, is it still considered as unapproved? Vasanth, Can you please elaborate it in details? You are the better person to explain us the current situation.

  • I too agree with the belief that all the villa builders are in negative propaganda about Gandhinagar society. But they have to remember the approach to their villas are dependent on the development of Gandhinagar society!,,

  • Amazing location sandwiched between residential villas, towers, schools and IT buildings. Can't ask more... Atleast one of the amenity within 1KM of any plot in this layout!!

  • @Vasanth, How is the ground water in this area? Is it Useable and in how much feet we get etc?
  • Supreme court has directed the govt to go as per the Madras HC. Nevertheless the verdict Pertains only to Constructions and not plots. Earlier the CMDA was unwilling to give building sanction plan to plots in this layout, but now CMDA is extending sanction plan for construction.
