Local, State and Central Govt. Offices 2. Semi-government 3. Public undertaking offices 4. Universities and specialized educational institutions, schools 5. Educational and Medical Institutions, Research institutions, college 6. Hotels/ guest houses 7. Commercial uses center,other uses/activities 8. Shopping complex 9. Social and cultural institutions/ welfare centers 10. Libraries 11. Community hall 12. Conference halls,auditoriums 13. Marriage hall, dharamashala 14. Hospitals/nursing home/health center/clinic/dispensary 15. Hostels 16. Public utility buildings 17. Uses incidental to Govt. Offices 18. Local Municipal offices 19. Monuments and religious 20. Museums/art galleries/libraries exhibition halls 21. Institutions 22. IT,ITES, Financial services 23. Multi level car parking 24. Convention center 25. Banking and financial services 26. Uses for defense purpose,defense quarters,educational and police headquarters (1) Permission for different uses shall be accorded outright for principal use earmarked in the different zones described in column (2) of table No 3. (2) Permission for different uses described in column-3 of the Table shall be permitted on special consideration on the recommendation of Development Plan and Building Permission (DP and BP) Committee and reasons for such consideration shall be recorded in writing. (3) The purposes specified in column (4) of the said Table shall not be permitted in the areas reserved for particular uses. (4) Residential buildings may be permitted in the open space use zone if the following conditions are satisfied along with other conditions of these regulations. A. the land is a stitiban land and is not a leasehold land; B. the coverage is not more than 40%; C. the height is not more than 7.0 (seven) meters; and at least 20 percent of land is used for plantation; (5) Mixed land use may be permitted in a particular zone on the recommendation of DP and BP committee.   • This area has been declared as "Institutional" area. If any "residential" premises are built, then those will be illegal.If you build your house here, then it has to be shown as "Institutional" purpose. No wonder, why the residential plot price is NOT competitive in this particular are as compared to other areas. Only a very small portion adjacent to Darutheng village is residential. This message is not intended to trouble any plot owners of this area, just an alert. I had finalized a deal here, but withdrew in the last moment after I got this confirmation from BDA.   • Prashant, Thanks a lot for this useful information. We checked today in BDA and this draft proposal has been finalized. There is a 200ft road in this area- The area left to the 200ft rd are residential and the area right to the 200ft road is institutional. This plot comes on the right side, so institutional (No legal construction of residential structure is possible) . Thank you .
