33.1-hectare property (331,327.40 sq.m.) under the control of the Philippine Bases Conversion and Development Authority (BCDA) currently partly occupied by the Bonifacio Naval Station (BNS) and the Philippine Marine Corps (PMC) of the Philippine Navy; and the Army Support Command (ASCOM) and Special Services Unit (SSU) of the Philippine Army.

As of September 6, 2010, the original proposal of SM Land, Inc. for a joint-venture with the BCDA for the privation and development of the BNS/PMC/ASCOM/SSU Property has been opened to other developers through a competitive "swiss challenge" process. Six developers are currently interested in the development of this property wherein BCDA executive vice president and spokesperson Aileen R. Zosa said the six real estate developers who purchased the Terms of Reference (TOR) for the Eligibility Requirements—for the Competitive Challenge for the Selection of BCDA’s Joint Venture Partner for the Privatization and Development of this property are: Ayala Land Inc. (ALI), Filinvest Land Inc. (FLI), Jones Lang La Salle-Leechiu (JLL), Megaworld Corporation, Robinsons Land Corporation (RLC), and Rockwell Land Corporation (Rockwell).

Under the Bonifacio South master plan, the BNS/PMC/ASCOM/SSU area would be developed into a medium- to high-density residential and mix use complex, with a strong institutional component and has a maximum allowable gross floor area of 1.355 million sq.m.

The property is located along Lawton Avenue and is separated from the JUSMAG property by the NAMRIA area and a 6.47-hectare strip of land retained by the Philippine Army.
