1,388-foot, 60-story expressionist office building designed in 2018 for J.P. Morgan Chase & Co. Designed by Foster & Partners with Adamson Associates, it replaces the 52-story Union Carbide Building which was built in 1960 and demolished in 2021. The old structure was the headquarters of JPMorgan Chase, which utilized 383 Madison Avenue on an interim basis until it could move into the new building. The former building became the tallest voluntarily demolished building in the world, overtaking the previous record-holder Singer Building that was demolished in 1968.
The new 270 Park Avenue occupies the entire block with a small adjacent public plaza. There are 24 massive columns at the inverted trapezoidal base, which support a lobby measuring about 80 feet high, with public space facing Madison and Park Avenues. The top of the base features a honeycomb grid of metal cylinders surrounding it. Above the lobby are a series of setbacks to the west and east, tapering to a pinnacle. The facades are clad in silvery glass and bronze-colored steel framing members, including diagonal beams on the east and west sides.
At ground level, the innovative fan-column structure and triangular bracing allow the building to touch the ground lightly across the entire block. By lifting the building 80 feet off the ground, it extends the viewpoint from the Park Avenue entrance through to Madison Avenue. Above, the multiple symmetrical setbacks on the north and south sides give the tower somewhat the feel of a ziggurat. At the top is an immersive light installation, "Celestial Passage" by Leo Villareal, which brings color to the spire at night.
The interior by Gensler (Stefanie Shunk as lead) and STUDIOS Architecture will fit 15,000 employees. The trading floor by Skidmore, Owings & Merrill will hold 3,000 traders. It will contain a food hall by Danny Meyer, a penthouse conference center, a fitness center, and large spaces illuminated by natural lights. Direction for the principal areas was provided by J.P. Morgan executives; Mary Erdoes and Marianne Lake were responsible for the office and client spaces, while Erdoes and Daniel Pinto handled the executive floor. At one point, a mockup of the ground floor was created in a South Bronx warehouse to help with decision-making.
In the lobby are two large murals by Gerhard Richter. Custom travertine fixtures for the lobby were fabricated by Eventscape of Toronto. The $3B project opened in the fall of 2025 to positive reviews.
