Boardwalk Business Park located at 41910 Boardwalk, Palm Desert, CA 92211 has two buildings (Building "A' in front; building "B" in back) of SI and Commercially zoned units/warehouses. Some are meant more for service industrial (building things, reupholstering, cabinetry..), and a very few of the offices in the first building ("A") are suitable for a mix of retail/commercial and service industrial. All units have a warehouse with roll up door in back. Some units need major renovation for suitable move-in, others need a medium amount. Of all the units I saw, all needed modifications for pre-move in preparations, and just overall updates. Only a few units in Building "A" have in-house bathrooms, all others in both buildings share a communal bathroom. Only a few units have A/C, some have swamp coolers; A lot of the features are outdated and are a bit hacked and need aesthetic improvements by Owner/Landlord. Only a few units in the front building "A" might be suitable for actually bringing in clients/customers. But some of the "A" units definitely you would not want to bring your clients without some renovation. But they have very good potential if Owners would do the work. The building in back (to the West) are in building "B". I believe these do not have bathrooms, many are not finished out, do not have a/c, may or may not have swamp coolers.. The property looks nice from the outside (Building A), though all the areas are in need of landscaping other than rocks. I have found that the property most likely does not meet ADA requirements, and not sure about fire requirements. Be sure to check your zoning, and make sure to put in your gross modified lease (not NNN no CAMs) that any fire/ADA/zoning/building upgrades required by law are the responsibility of building owner, and must be completed in timely manner.
