Central Park 3 120 Acre site situated in Gurgaon, India. The competition brief called for an integrated township, consisting of 10% multi-storey housing (high rise), high-end villas, builder floors up to three storeys, and plots to be sold. Among the amenities spread across the site are a creche, nursery school, primary school, high school, a temple, club, and a dispensary. The 4% of allowed commercial development is split up into a four star hotel, office tower (twin towers), and retail spaces. As per the local bye-laws separate EWS facilities and no profit no loss (NPNL) residences have to be provided. The design is focussed around a green belt which runs across the full lenght of the site, among which all controlled development takes place. The existing water ways have been partly rerouted as to create a directional water body, sloping with the landscape and supplied with water fountains as visual focal points. All main amenities are concentrated in the centre, where villas and three residential towers demarcate a central green space.
