  • This is a 999 year leasehold property. The land area is 88,535.8 sq.m (952,991 sq.ft. The plot ratio (2008) is 2.1. The GFA (floor space for sale) is 2,001,280 sqft. There is no height restriction. There are only 596 owners. Mathematically, every owner should own 1,599 sq.ft of the land because share value is the same irregardless of the size of apartment owned (sizes ranging from 1,227 - 1,658 sq.ft). If en-bloc, every owner should own 3,358 sq.ft GFA or equivalent to 3 apartments of 1,100 sq.ft in size (one to live in, second one to rent & collect income and third one to sell). When I mentioned en-bloc, I mean we, owners redevelop the estate ourselves, not sell collectively to a developer. A 1,100 sq.ft size apartment in today's context is considered "big size" apartments. Remember, this is only based on 2008 plot ratio. What about future plot ratios - 2013, 2018, 2023 ... you can imagine the future value of this estate! Ah, I forgot, in 2015, there will be a Cashew MRT Station, just 500 metres walking distance from this estate ... now do you realise that Cashew Heights is a pot of gold that went unnoticed. This estate is already 20 years old, how long more can it stand upright before they should be pulled down for renewal purposes, either in the name of urbanization or public safely ... 5 years, 10 years, 15 years? Anyway, this is an extremely spacious estate, very hard to find in crowded Singapore today. Till them enjoy our stay as long as we can.
