  • Sujith also posted comments in other forums.. But he will NEVER share the case numbers OR other details to proove the issue he is quoting are there with this layout. In my view he is FAKING..
  • There is a temporary stay on the disuputed/encroached land in survey no 12/1. The court is currently hearing to give a permanent stay. Cannot give case details in a public forum but you are free to consult a lawyer who can verify this in the Bangalore court. Now it is your decision whether to invest there or not. As it relates to others it is obvious that you are sales guys of Origin. If you are not please take this is as information. If you believe it do your due diligence. If you dont believe it, ignore. There is no malicious intention behind this as the only intention is to advise people to do their due diligence. The rest is upto them. If the papers are all in order what does Origin have to worry about? Sujith
  • Hi sujit ..thanks a lot for your info. First of all whatever you written the servey number not belongs to the Horizon. In the earlier comment you told that it was sold to southern city developers.I am the buyer of the two plots in origin. I seen the EC of the land for the past 40 years.But all ex-owners and current owners are correct. 2)Court issue was resolved recently. In case if you have any data you can provide quickly because we have not yet registered.Just blocked the sites. Still we have another month to register. So you can save us by sharing court temporary stay order.Nobody can identify you as you dont need give here any personal details. please help us.
  • To the last guest You are correct - 12/2 was in case and I believe was resolved. But the problem is that origin encroached on some sites in 12/1. That is where the temporary stay is for. If you purchased in 12/2 I think you should not have problems . Especially if you have the EC for the last 40 years. Who was the last owner according to EC?
  • Also even though the papers are in order just due to your due diligence. The builders had erased some compound walls as part of the encroachment. So their intentions are not completely honorable
  • For 12/2 last name is origin build con only in the EC.
  • A lady marketing agent introduced us to "K.R. Amogha" residential layout at Kammasandra near Horamavu. "K R Amogha" is a project of M/s. Origin Harmony Grooves. We decided to buy 2 sites and went to M/s. Origin Harmony Grooves office at Whitefield for the formalities. We were dismayed when they told us that the sites selected by us have already been sold to somebody else. When we enquired about other sites in the K.R. Amogha lay out, we learnt that the plan in the brochure is different from the plan in the office, and that part of the layout could not be acquired by them from the landlord, and that one part of the project is still in revenue land area and not yet DC converted. Because of the anomalies, we decided not to buy sites at KR Amogha layout. However, our family members were impressed with the "Origin Harmony Grooves" layout, and wanted to buy a site. We negotiated the price, paid an advance of Rs.10000/- and took the xerox copies of property papers for legal scrutiny. Our Lawyer wanted some more additional documents, which we asked the agent to get from the developers. She got me the documents, but did not produce the following 2 documents viz., (1) Confirmation Deed from one Pyarejan (Who had filed a suit against one Begum, (legal heir of the property owner), who sold the land to the buyers. (2) "A" Khatha for the entire land. Regarding the first point, the confirmation deed shown to me was signed by one Begum and all her family members, but not by PyareJan. My advocate said that, without a confirmation deed from Pyarejan, the property can be litigated by Pyarejan and/or her legal heirs anytime in future. (Please note that their land in Survey No.12/1 is under litigation, and they are selling sites are in Survey No. 12/2). Regarding the second point, "A" Khatha for 4.00 acres of land was given, but "A" khatha for the remaining 5.2 acres of land was not given. Further, the layout plan is not approved by BBMP or other authorities. So, the lawyer said that I cannot raise Bank loan from any public sector Bank. So, I returned the papers to them and asked for cancellation of booking and refund of the advance. They refused to refund the money, because request for cancellation was made after more than 10 days. Seeking refund of money was a humiliating exercise in vain. I have lost ten thousand rupees, but it is better than losing Rs. 26 lacs.

  • I did not see sujith's comments earlier and so paid a heavy price for my negligence. I deposited Rs.10000/- to get copies of their documents. My lawyer said (1) The Layout is not approved by BBMP or other authorities. (2) Deed of Confirmation not obtained from one Pyarejan who had filed a suit against this property, against the seller of the property viz., one begum. (3) "A" Khata is available for only 4 acres, and not for the entire 9.2 acres. etc., So he said loan can not be raised from any Govt. Bank. When I returned the documents, and asked for refund of my deposit, they refused to pay, saying that legal scrutiny has taken a long time and that the period of 10 days limit is already over. I have lost 10000/- but it is better than losing Rs.26 lacs.

  • Hi Venkat, This is really wondering for me. I heard that one of the customer cancelled the site, builder returned whole amount (7 lacks). How come your Rs. 10000 is not returned ? Please talk to the builder despite of spreading too much bad about the layout. I have taken one month time for the legal verification,still I was in dilemma to confirm or not in purchasing the site. Builder ready to return back my Rs. 10000 if I cancel the site. He has given back token deposit (10000) also who does not want to take the site. you give your mobile number, I will talk to the builder to return back your money. Definitely he will return your money. second point I would like to ask you who is the father of Pyarejan ? I am purchasing site in this layout. Almost 50 lawyers verified this land. They told the respective customers to purchase. you will get your money back, kemperaju never takes false money.
  • This is layout is approved by Axis bank. They sanctioned the loans also.
  • I came across this forum while surfing through net. My few cents are mentioned below 1. Yes I have purchased site...has got it checked by lawyer...its a green signal. 2. Land "A" katha has come for both phases...khatha bifurcation certificate is awaited for phase-2..its there for phase-1...I think this is due to change in law as intsructed by court to separate betterment charges from A-katha. 3. there are 4 banks approving the loan--indiabulls(NBFC)/PNB/Axis bank/Canara home finance 4. Do not judge layout/apartment project by Bank approval...Please see the statement in loan application where you put signature..it says that for any problem in future you are responsible..Bank is not responsible..:-)..SO bank approval is not a "absolute safety net"
