The property consists of the Main Title Insurance and Trust Company Building at 433 South Spring Street and the Annex Building at 419 South Spring Street. The Main Building, completed in 1928, designed by John Parkinson & Donald Parkinson, was planned in the Zig Zag Art Deco Moderne Style. This Los Angeles Conservancy award-winning building was designed for and served as the corporate headquarters of Title Insurance & Trust until 1979. Interiors of the building reflect the Art Deco Moderne style with lavish use of marble, bronze, gold leaf, mosaics and wood. The 419 Building, completed in 1927 as a parking garage, was remodeled in 1952 as office space and presents a contemporary image on the exterior and interior.

The 433 S. Spring Street building has 277,883 rentable square feet on eleven floors plus a basement. Striped parking spaces for 153 cars plus valet parking for 150 cars divided among three levels within the building. The 419 S. Spring Street Building has 120,610 rentable square feet on ten floors. Parking for 107 cars and motorcycles exists on three levels within the building.
