222-foot, 20-story modernist office building originally completed in 1898 with 12 floors. Designed by Clinton & Russell as the Exchange Court Building, it was renovated and given a completely new facade with eight additional floors in 1980-82, designed by Emery Roth & Sons.

The new facade is a curtain wall of grey metal spandrel panels with horizontal bands of reflective-glass windows. THere is a small setback above the 12th floor at the south corners, and another above the 19th floor on the north side. The ground floor is composed and glass and stainless steel columns, and is occupied by Cafe Bravo, and an Amalgamated Bank branch.

This building and the neighboring 50 Broadway are occupied by the United Federation of Teachers. Most of its staff use 52 Broadway. Another main tenant was The King's College, whose signage appears above the corner entrance.
