Hotel built before 1911. In its more recent history, it was not so much a "hotel" as a major bar and liquor off-sale with a few rooms for rent on the second floor. It was popular with university students and sports fans. A beach volleyball court was open in the summer months, and was a hazard to passing motorists gawking at the young, scantily-clad players.

Of historical interest, in 1960 the Sutherland Hotel was the first bar in Saskatoon to allow female patrons.
