This excellent location just off Kings Road, appears to contain a relatively nice, modern office building circa 70's or 80s.

The company I'm with leases floors 2, 3 and 4 ( top floor ), plus the basement. Right after moving in, we discovered the air-conditioning system didn't work very well. Work began on repairing the system. Three years later, we've had maybe 30 days in total where it worked effectively, and it's still "being fixed". If the outside temperature reaches 28 celcius, it simply can't cope, and when the temperature outside falls to 20 celcius, it switches to heating and blasts is with heat, despite the fact it's still 24-25 inside... basically, opening the windows results in a far more comfortable office, despite all the extra traffic noise.

Last summer, we rented 3 large portable industrial units in readiness. When the 3rd unit was plugged in and turned on, the circuit breakers flipped and the entire floor lost power for a few hours. When checked, it turned out running just one of those units put the circuit load for the floor over maximum... and of course, there is only a single circuit per floor.

Anyway, it turns out the building was extended at some point, increasing floor space by about 50%... and they didn't bother upgrading any of the building systems such as heating, cooling or electricity. So, no real surprise to find any rain quickly results in water flowing from the 3rd floor ceiling from the outdoor area above. The big mystery, is that after an hour of steady rain, water gushes into the carpark underneath the building... straight out of the middle of the 2nd floor!!! Like some magic concrete fountain of filth!!! Ah, well, so much for the "undercover parking"...
