It has been lingering since 998 I called their office today November 29th 2 6 and they told me that my plot is in the HUDA Mortgage section and it will be FEB MAR of 2 7 for the registration Now they have been giving the same CRAP for the last Nine years In 2 4 they added an extra Six hundred rupees or so per sq yd to the agreed purchase price of Rupees per Sq yd saying that it is the development fee to account for new HUDA regulations Meanwhile they have been developing other layouts at a brisk pace in and around the twin cities AnyOne have a clue what gives?
  • I agree with Janmabhoomi. I am also one of the vistim of JanaChaitanya SaiBhavani Phase-2. I paid the full amount 6 (yes it not a typo...you read it right...SIX YEARS BACK). When ever I contact these guys they tell cock and bull stories. My other 7-8 fiends also vistims like me and in the same boat like me. We are all together planning to bring Janachaitanya's cheating to high court and as well as most importantly to MEDIA so that other citizens are not caught by Janachaitanya's cheating practices. PLEA
  • Good news, would be great news if someone confirms. I heard today (through a very reliable source), the first of march 2007 that Janachaitanya's SaiBhavani layout in Rajendarnagar next to the Acharya Ranga agriculatural university got HUDA Final Approval. P.S: JanaChaitanya_Victim, please see if you can confirm. Otherwise, i would join the list of people that can lodge a serious complaint with HUDA etc. If they get a bad name like NARNE, they will never recover...
  • This is not true. I called Janachaitanya's office today and they are telling that it may take 3 to 4 months to get HUDA final apporval.
  • 5 March 2007- I too called JanaChaitanya and same old reply, this time they told me August 07. They were not aware of HUDA approval. Janmabhoomi: From where you got this news??? I am sure it's not correct...because the person I spoke to at Janchaitanya's office was very confident that HUDA approval SIMPLY NOT POSSIBLE (atleast for next 2-4 years) due to bad pratices of Janchaitanaya. I think they already got bad name and my friedns tell me (on other ventures too) they were also cheated some or other ways. Their employees and agents takes most of the bad name share. Overall Janachaitanya is not a reliable and better not to deal with. I already spreaded my feed-back in my friend circle and stopped 3-4 friends not to buy from them. I also request everybody to do their part to save our fellow citizens. I think this is the time to start a Media campaign against Janachaitanya. Let us lodge serious complaint. Who is with me?
  • I am with you. Please give me one week to get the final confirmation. My plot is in the HUDA Mortgaged portion of the layout. If they let me register, it means that the HUDA final approval is in. I will also ask my contact for the Final approval file number with HUDA. That is the correct way to verify facts. March, 08th 2007.

  • This is something I found from Huda website FAQ page http://www.hudahyd.org/inside/hudafaq.asp Can anyone confirm that the site referred here is Saibhavani plots? 24. Question: Last week you stated that the layout venture of M/s Janachaitanya Housing Ltd., at Upperpally is an illegal one. But the said company has said that they had applied to HUDA and also paid the requisite fees and charges. How long will it take to clear the case? … Venkatram Reddy, Himayatnagar Ans: The position in the matter remains unchanged as there is no response or compliance from the said applicant/developer till date. The fees and charges mentioned are levied at the time of scrutiny of any such development permission. The application was rejected for want of formation of the 12.2 mt (40 feet) wide black-topped approach road to the proposed layout site. The layout development works are allowed to be undertaken up only after approval and release of the tentative layout plan. You may therefore have to take up the issue with the developer only in the matter.

  • I confirm, I confirm: Registration of plots in SaiBhavani has started, i am told for the past three days. Today is the 22nd of June 2007. Final HUDA clearence has been confirmed and propogated to the JanaChaitanya folks. (My contacts were 3-4 months ahead of the newswires) Congratulations to all those that persisted.
  • Guys: JCH has two layouts in that area. Sai Bhavani is in Budvel village and Upperpally is different layout. Incidentally both got permission on May 8th. You can verify that here on huda web site: http://www.hudahyd.org/inside/issuedlayoutpermissions.asp My plot was in not in mortgage plots. It got registered in May 2004. Suny
  • Dear Suny, Our plot is in the HUDA mortgaged list. But we were told that registration has now started. What is the difference if it is in mortgage list? Is it in Upperpally or Budvel? Please give us your understanding.

I haven't seen "DATE OF FINAL LAYOUT ISSUES" and still empty. I contacted JanaChaitanya yesterday and I got same old reply..."HUDA approval not received" not sure whats going on...could you please confirm your plot got registered? What you mean my mortgage plot? Please let us know, thanks.
  • Hi JanaChaitanya_Victim, Please note that for the SaiBhavani phase in : 1. Budvel (where the approach 60 ft road is from behind St.Adams school), the final HUDA approval has already been issued. 2. Upperpally (where the approach 60 ft road is from a right turn in front of St.Adams school), the final HUDA approval is not yet issued. I have successfully verified it with JanaChaitanay Ameerpet and Sec'bad offices. I have also verified it by approaching the Rajendranagar municipal office (Past some temple in Budvel) where the officer (i think she is a sun-registrar but an officer nonetheless) has stamped the layout plan, verified the final HUDA layout status and located the details of my plot(s) in the layout as correct wrt the verbiage in the registered originals etc. The whole process took two visits, a letter to the officer and a required legal application fee for stamped layout. I have also git confirmation that, if we submit valid plans, building permissions are being given.

  • 1. 800 Sq.yds are possible since the original size was 200 sq.yds with people buying multiples of the same. 2. Bank loan is certainly possible as the Budvel phase has final HUDS layout approval and the govt people will actually give you a layout plan stamped as HUDA final and signed. Now, you may not be able to get a loan for the full amount of the plot purchase as the govt value would be different from what you pay a seller. 3. Now is a good time to make the purchase (compared to the last 10 years) as the realty sector is down a bit and the PVN expressway that ends in Aramghar junction is not ready yet. If the expressway finishes and we have actual traffice to the international airport, lot more families would pursue the same as you are pursuing now and that drives up demand. 4. My estimate on the price is only a guess as the truth is out there on the road where you really meet a seller. There are two main 60 ft roads in this phase that has the final HUDA approval. Any corner plot or plot along these two roads would cost you 15% more than the average price especially for 800 sq.yds and larger. Any other larger/corner plots would be 5 to 10% above average price. Other deeper, hard to get to plots would be 10-15% cheaper etc. I estimate the average price to be around 12000 (This opinion is coloured by the fact that we own there! So, please take it with a grain of salt.) 5. I'll get to contacts soon. Let me know your thoughts. P.S: I would go with a seller that is willing to accept the most in legal white cheques.
  • Namaste Janmabhoomi, we own a plot down there and we are wondering if any one started buiding houses yet. we are NRI soon plan on moving to that area. since you also own a plot , can shed any light on this. we are also planning on building house there. this has been a really helpful forum.
  • Der Anu, I last visted the layout, JanaChaitanya offices and the SubRegistrar's office during Jan of 2008. I have not seen any work on a house or even a foundation as of then. Please understand that all the approvals are in place if anyone may want to pursue construction according to the 'She' Sub-Registrar who also happens to be a fantastic, admirable and trustworthy person. She actually gave us layout approval stamped copies of the final layout with our plots verified and marked and would accept two copies of the same towards building approval along with the architect's plan. We have not started construction yet because of various reasons but feel that now is THE time (in comparison to the last 10 years) to get something substantial constructed in Sa0Bhavi Budvel layout. Very near to all the development city is getting including Highway to Airport. Hey Oweners from this place.. Don't sell for anything less than 15K per sq. yd.

I have been in touch with Saidabad janachaitanya branch and they still tell me cock & bull stories. Could you please confirm that your plot got registered. If yes could you please give some tips how to get registered? I am tired of these janachaitanya people... Any tips/tricks greatly appreciated.

  • Hey Murthy, What is your plan of action when contacted? What kind of guarantee can you provide, when Jana chaitanya can not do any thing but keep draging their feet? When they are really confident of registering the plot why can't they provide it in writing and put in a clause that they will register the plot once the court cases are settled. All of us have to pay 2 to 3 time more amount towards registration costs given Govt increased them since late 1990s. Since late 1990s we all have missed on real estate market boom to capitalize on our investments. Now you expect us to just wait on Jana Chaitanya to register the plot even after holding our money for over a decade. Don't try to act like a savior, when you can not do any thing useful?
  • Hi, I am also a sufferer of the Sai Bhavani (Ph-2) venture. can anyone of you please update me on the status of Registration of the layout. For last 7 years, I am just hearing that the land is under some litigation and trying for out of court settlement. Few months back, I was told settlement is over and they are just waiting for clearance from HUDA. can anyone please tell me the latest status. Am I being duped by a reputed organisation like Janachaithanya Housing...........

  • hi everyone, iam a plot owner in sai bhavani in janachaitanya in rajendranagar. yesterday there is invitation published in eenadu mentioning that all plot owners of sai bhavani (all phases) for a meeting on 28 sep 2014 at 11 am and premisis is the layout itself. the idea behind is to form association and take all developmental activities forward. please pass on this message to as many as possible so that maximum participation can be ensured. thanks.
