A large parcel of land zoned for a 270,000+ square-foot shopping center planned by Regency Centers. The land in question is also located within two municipalities (split east-west by a canal), Coconut Creek and Margate (hence the name), but is contested by some locals as the removal of one of the few remaining "green spaces" in the area.

However, city officials cite that plans are still in place to allow construction, as planning had occurred years before any protests of the site were lodged. Another difficulty lies in two adjacent cities agreeing upon exactly what to do with the land is another cause for local debate, since at least one-half an acre is designated as wetlands.
