The FENIX I is 45,000 m2 mixed-use scheme and an example of the adaptive reuse of the existing monumental warehouse. The original Fenix warehouse was built in 1922 for the Holland America Line. The territory has been redeveloped and renovated in 2010s for an extensive mixed-use programme, including the Cultural Cluster, formed by Codarts Circus Arts School, Conny Janssen Dans school and Circus Rotjeknor.
The residential part has 212 loft style apartments that has been built on top of the 100-year-old monumental Fenixloods. The construction is based on the Open Building principle. This makes Fenix I quite interesting on a technical level
