Plans are moving forward to turn the former Clintonville Outfitters building, 2864 N. High St., into a multi-use space. Brewpub Wetstone Beer Co. and a coffee shop are set to open there by the end of the year.

Wetstone is developing its 15-barrel brewhouse in an industrial park off-site, where they’ll host tours and open a small tasting room. Their Clintonville tasting room will be used for their sour beer and barrel aging facility. In the morning, a coffee shop will offer a full espresso bar and cold brew coffee on draft. Local food trucks will be on-site for lunch and dinner.

Clintonville may get a new brewpub later this year if the application is approved. The 1,300 square foot building at 2864 N. High St., formerly occupied by Clintonville Outfitters, has potential operators lined up, though no names have been released.

Property owner 2864 Clintonville LLC and developer United Development Services (UDS) appeared before the Clintonville Area Commission to seek a parking variance. In addition to reducing the number of parking spaces on the property from 79 to 7, UDS property manager Evan Fracasso says they intend to use inspiration from the original building, when it was Lindimore Motor Sales, as they develop it.

Large amounts of glass and garage doors are two main features, along with an outdoor seating area. Fracasso says the space may have one brewpub operator, or two operators: one to serve coffee in the morning, another to serve beer at night.

In the application, Fracasso writes that the proposed pub will become a “purposeful walk” destination, catering to the local community and drawing in patrons from the proximate neighborhood.

More details will be released once the application moves through the Clintonville Area Commission and the Board of Zoning Adjustment.
