  • i m visiting these places for 6 mnths, rates were almost same of gulshan e usman n saadi gardens at that time but the prices of gulshan e usman is increasing day by day due to its lease. recently i have bought 2 plots one in usman n one in saadi gardens. i have heard that they r processing papers of saadi gardens but the issue is the govt. officials are demanding high money for NOC. it is obvious that if the possesion is given to the owners the prices of saadi garden will be more than saadi town. as per my observation, they will give possesion after construction in block 7 saadi town( Saadi Garden Side). now price of saadi town have immensely increased. since there is no space left in jauhar for construction so the rates will be consistent in saadi town. as anyone can see the construction of saima villas n rhim jhim villas and construction at malir link to super highway. these rates will be consistent for long time. Dont worry insha ALLAH the owners will get more high prices after next day of possesion. like if they r getting offer of 10 lac of west open 24' wide road. then they will get offer of 19 to 20 lacs insha ALLAH.. cuz saima n rhim jhim has started construction, whereas, 15 to 20 houses r already built in Gulshan e usman.. insha ALLAH we will get good news soon in less than 2 years..   • yes.. Many chances of increase in their value. the more you hold the more you earn.. Allah knows the best.. if you have holding power of 1 to 2 years.. the value will increase more than 28 lacs to 45 lacs of 120 sq.yards depends on city situation,bahria projects and superhighway road renovation etc..
  • Market will go down consistently from 2 to 4 months then it will hike probably after 2nd half of this year or so.. it also depends on the projects of surroundings like rimjhim, saima villas and Bahria. if they show consistency then it will have a good impact as well.

  • Dear Kamran, I red your valuable comments in other forum as well. Would you please tell what is the current situation in Saadi Garden about NOC, Individual Plots NOC, Lease and Map approving? I visited yesterday there and found one commercial construction as well as a couple of house construction, offered prayer in Masjid etc.
  • there are 2 to 3 buildings are constructed in saadi town extension infront of saadi garden. 2 buildings are being constructed in saadi garden. i think maps are getting approved but investors are not eager to invest in construction due to large area because the return will be slow n low. on the contrary side, Gulshan e osman is going good. so in future, the impact of saadi town n gulshan e osman will be good

  • depends on investors that when they start to think investing on this area again. investors are interested in north karachi, surjani town etc, their favorite location now a days. when rates become consistent in these areas means on peak.. they will start thinking about this area again. so price and construction will start. this is buying time i guess at highway M9 related area. pakland should make Playgrounds and recreational areas for the saadi garden for quick construction. Allah knows best.

  • Yes its a great news that there are about 5 homes that are WIP. The moment any of the utilities gets there I can bet that there will be a big jump in the price. Anyways I need help does any body here knows about Ahsan Garden. Do they have NOC? if any body can give a feedback that would me much appreciated
  • dont invest in ahsan garden. there is conflict of some conflict about land. now everybody must wait. for Saadi garden, dnt sell your plots to broker. u will regret after 2 years or so. this is only housing scheme left at very good location parallel to highway, saima villas , rimjhim villas and gulshan e osman. i can bet this will beat the worth of saadi town and many housing schemes from kaneez fatima till ahsan garden. just wait and watch. investors start to invest in this scheme again. now this time, it will be solid not a bluff..

  • One thing I must say that Pakland have great reputation but from others perceptive if we talk about black and white and tractability of money which ppl have invested. I feel so sad that Pakland is charge huge amount of maintenace and transfer charges from the puplic and doing nothing

  • it will increase slowly now. market of saadi garden is consistent and it will be.it will touch to 70 lacs(120 sqyards) approx in coming 1 to 2 years depends on genuine client and builders or may increase to 100 lacs (120 sqyards) if the Pakland build open areas like Parks and Masjids with Electricity and Gas connections. it also depends on construction of commercial spaces. its not rite time to sale your plot. hold or build house. in coming 5 to 8 years. u will become more than a crorepati.
