office building, headquarters, 1940_construction
The Newbry, is located in Boston’s historic Back Bay District. Built in 1940 as the headquarters of New England Mutual Life Insurance Company, The Newbry is located on Boylston, Newbury and Clarendon Streets. Since 2007 the building has been owned by TIAA-CREF.
The building is comprised of 467,375 square feet of office space located on the upper eight levels, as well as 140,049 square feet of retail space located on the lower two floors and in the basement, for a total of 607,424 square feet. Originally, the first phase of the building consisted of approximately 375,000 square feet with the main entrance to the building residing on Boylston Street.
In 1961, to meet growing space demands, an expansion of 125,000 square feet was completed. To make the addition seamless, granite for the façade was procured from Mt. Waldo which was the same Maine quarry used for the original construction. The main building lobby was also expanded to reach from Boylston across to Newbury Street.
As a result of the renovation project, the building’s historic Art Deco design was reinvigorated to provide an elegant and stylish modern setting for both the office and retail environments. High ceilings and oversized windows provide all office levels exceptional natural light and dramatic views of Boston’s Financial District, the Back Bay, and the Charles River. The building also features large, build to suit floor plates which create expansive layouts for office and retail tenants alike.
