    property prices are appriciation like hell here. After TCS and Tech mahindra operations rates are up, and with upcoming Hinjawadi phase 4..it may lead to more.

    Well when see these 2 year old comments, I laugh on these ppl. My husband made a very wise decision booking a flat here, and within 2 year prices have appreciated drastically and the ways development is going around I am positive atleast for next 4-5 years.

    @Rashmi : u shud laugh on urself first.. :) this project will complete in next 10 years and in another 10 years building will be collapsed.. :D also you shud read your flat aggrement ..this property does belong to govt. and not by any person. after 99 years of lease agreement u have to handover it back to govt. ppl are renting their flats now and rent quoted between 10-15K .. who the heck on earth going to give u that rent to live in remote area ??? K

    Anna...you seem to be really unaware of Megapolis. There are already different projects of Megapolis complete and fully sold out. The names of these completed sold out projects are Sangria, Sunway, Sparklet with thousands of flats. There is already lot of people living there in Megapolis.

    As far as 95 years lease land is concerned, the land is of MIDC given to Megapolis for residential development purpose so that IT engineers will feel it near their workplaces. MIDC (Maharashtra Industrial Development Corporation) does not sell the land and they always give it for lease. Once the lease period of 95 years is complete, then the lease is generally renewed OR MIDC may decide to do redevlopment of the building in Megapolis. All this will be done by MIDC (under control of government) in coordination with residents in Megapolis after 95 years. There is 'Sale deed' being done for every flat and hence ownership of flats is transferred to residents. Also, there will be 'conveyance deed' so that society is formed. I really feel this is very safe bet. Remember that we already have such concepts in Amanora Park (Pune) and many places in Noida. This concept is also used in UK for the same purpose of 'Industrial Development' and corresponding 'residential development'. 'Splendour - smart homes 3' is ongoing project in Megapolis with possession date as March 2015. Also, note that Megapolis is in Phase-3 beside TCS and TechMahindra which are fully functional. There are already plans of phase-4 and Phase-5. So definitely this is really good upcoming area.

    Current rate in megapolis is 5500 sqft. Blue ridge is 6000+ sqft. God know the reason of this high appreciation in Hinjewadi.
