You are pumping this project, but I can see its basically, vejalpur and very close to JUHAPURA... people from Ad will not buy here and beware Non Gujarati and NRI--- this is junk area.. PS I am not another promoter or builder... but actively searching good reasonable property in Ad
  • I just bought a 3bhk flat (180 sq yards) for 21 lakhs (including stamp duty, registration etc.). You would have to bargain but you would get it for 22-23 Lakhs. They say it's for 30-32 but 21 lakhs is the real rate.

Entangled by legal disputes and internal differences between its promoters, the construction work is fully stopped midway. People who bought it or booked it now in hanging!! I also went to that last year, tks god i didnt booked. This info is of last sunday

  • @ Jignesh Just right behind this project check the name of society... Makka Nagar... Mumtaz etc.... You are buying home for life time... Till Modi is here this area will be quite but we all know one day he will go... and than you will stuck with this notorious area.... This area is for Living Lower class, like shak wala...rikshawala etc, they can give fight if something happen. Service Class people cant do that... I would just say stay away....
  • The title is not clear for this property/plot. No construction done in last 6-8 months. There is a court case pending in gujarat high court and there is a stay on constuction. No gaurantee of possession and no PSU bank is providing loans. Only private banks like HDFC/ICICI may provide loan. Completion of this project will be a miracle to see.
  • jignesh is right. they do not have a title clearance. i am one of the victims of the venus parkland scam. have already paid the booking amount and am now trying to get a refund. they've been dilly dallying the refund. i've been told everytime i call that they'd be giving posssession of flats but nothing has happened. and beware of their clauses in the sale agreement. it's a one sided agreement. there's nothing that says you'd be the owner post their so called promise of possession. did not notice any clause that says you'd own the flat. it's a hoax.

  • Yes nikunjp, you are right. I am not sure about the sale agreement and its clauses. But am sure, its a well organized fraud & crime and they might have cheated many people like you who have put their hard earned money into buying home. I just wonder how did they started the project without title clearance and god bless them who are suffereing becuase of them.

  • vk - You can file a case in consumer court. Also, if they did not tell you about the title clearance at the time of booking the flat, you can also file a criminal case for forgery against Venus. Or simple, gather people like you who have been cheated and then do something together.

  • According to builder, Building work and bank loan (PSU) will start from April end...is it correct ??
  • I hope the building work starts. Venus is saying that they have got title clearance and NA for the entire project. But Venus has done enough misdeeds and its hard to trust them. I had gone to their office a month ago for enquiry of R block, they said they have got NA clearance. But when i asked them to show me the NA certificate they were not ready and asked me to trust them. So unless, they start the building work and PSU banks starts giving loan do not book any flats with them.

  • Been to SBI Zonal Office, Ambawadi two months back. According to them the papers (titles etc.) are now clear and they are funding the entire project. They are providing loans also. When PSU Bank like SBI is funding and providing loans, should we suspect anymore? I am a resident of Vejalpur for last 15 years. Never experienced a mishap from Juhapura. Residential Societies like Santinath, Srinandnagar IV are sharing the border with Juhapura. Now Bakeri's upcoming project (Tower) will also share a complete side with them. I don't know why people are so afraid of !
