Ashbrook Marketplace consists of approximately 13.7 acres of Planned Development-Commercial Center-Small Regional Center (PD-CC-SC) district, with a special exception for an automobile service station. A maximum of 115,000-square feet of uses are to be an incremental addition to the adjoining Ashbrook Commons Shopping Center. Opening scheduled for Fall 2019/Spring 2020.

On 16 December 2015, the Board of Supervisors of Loudoun County approved a rezoning request by B.F. Saul Real Estate Investment Trust from PD-IP (Planned Development-Industrial Park) district. Site was previously called Ashburn Village Office Park Lot 2. (ZMAP-2005-0018, SPEX-2005-0028).
