10-story office building originally completed in 1929, now the base for the Tower 53 Condominiums tower built on top of it. The original building was designed by R. E. Hall & Co. It is set back from the avenue on the west side, and clad in limestone. The west facade has four main bays of 4-over-3 windows, and a narrower south bay with 2-over-3 window panes that sets back above the 6th floor. There are double-height openings at the four main bays, with black glass spandrels separating the lower two floors. The main entrance is in the 2nd bay from the north, with glass doors and a metal canopy that is peaked at the center. The other bays have storefronts with show-windows, and the narrow south bay has a display window in a stone surround. The 10th floor transitions to the condominium tower on top, and has no openings, but instead decorative metal panels above each bay (with a wider middle panel spanning two bays).
The south facade on 53rd Street has five main bays at the west end (with the entrance to the residential tower in the 4th bay), and a projecting section at the east with three more bays, setting back above the 6th floor. The ground floor also projects out at the bay to the right of the residential entrance. The ground floor of the east section has a service entrance recessed behind metal gates, and an entrance/exit to the underground parking garage in the eastern two bays.
There is also a narrow 6-story wing extending north to 54th Street. It is clad in brick with bands of 8-over-3 windows above two bays with garage entrances at the ground floor.
