22-story International-style residential building completed in 1970 as an office building. Designed by Emery Roth & Sons, its wraps around the corner building at 99 Wall Street. The ground floor is recessed behind an arcade of square columns, with the main entrance at the center of the Water Street elevation. Above, the facade has narrow steel vertical elements dividing the facades into 22 small bays on Water Street, 6 on Wall Street, 16 on Front Street, and 12 on Gouverneur Lane. The walls all rise up vertically to the flat roof, with a pair of windows of bronze glass and black metal spandrel in each bay.

it was converted to apartments in 2005 by the Moinian Group. Avinash K. Malholtra was the architect for the conversion, which added about 500 rental apartments. A parking garage is accessed from Front Street. The ground floor storefronts are occupied by a Duane-Reade pharmacy, and a Bank of America branch.
