This is the portion of Rio Rancho set aside to settle AMREP lawsuits in the 1970's and 1980's. People from other areas who bought Rio Rancho land sight unseen from AMREP then came out here to build on their land, only to find out that most of the area was impossible to develop and would remain so for decades. (Just look north and west to see what I mean.) AMREP offered people credit toward a new Rio Rancho Homes home if they would trade in their lots; those who refused to trade demanded usable land to build on; this was the location. AMREP graded Rainbow and Northern to this point, put in water and power lines, and let people build here. Now, the roads are mostly paved to here, and development will take off soon as the Interstate Loop comes through.

At onetime AMREP was the sole homebuilder in Rio Rancho. AMREP was forced to sell its land to other developers. AMREP was ruled a monolopy.
