Bandar Baru Ayer Itam, commonly known as Farlim, is a township within the city of George Town. Located within the Ayer Itam suburb, Farlim is located approximately 6km southwest of the city centre.

This booming township is the largest neighbourhood that was built by a private developer within the city of George Town. Compared to the old centre of Ayer Itam that neighbours the township, Farlim was developed relatively recently; built in 1982, the township has become one of the most densely-populated areas in George Town.

Several Malaysian banks operate branches within the heart of Bandar Baru Ayer Itam, which is formed by Lintang Angsana & the surrounding minor streets. All Seasons Place & a Sunshine hypermarket are the major retail centres within this neighbourhood. The Sunshine hypermarket is slated to be replaced by the Sunshine Tower, the township's first shopping mall which is currently under construction.
